Governor Kathy Hochul announced on March 16 the start of construction on a $34.6 million expansion of the historic Shea’s Buffalo Theatre, along with an additional $5 million in capital funding from New York State. The project, supported by an $18.5 million state investment, will add a four-story, 25,600-square-foot addition to the theatre and introduce new amenities such as a box office, expanded lobby and event space, concessions on each level, more bathrooms, and accessibility upgrades including three elevators.
The expansion is intended to revitalize the theatre experience for patrons while supporting local jobs and businesses in downtown Buffalo. “Shea’s is the cornerstone of downtown Buffalo and the Theatre District and is one of New York State’s leading arts institutions,” Governor Hochul said. “By investing in this iconic venue, we’re investing in the future of Buffalo’s cultural and economic vitality by supporting hundreds of jobs, area shops and restaurants. I have a lifelong love of Shea’s and look forward to the improvements which will ensure it remains a welcoming, accessible, and inspiring space for generations to come.”
The design for the new addition was created by Carmina Wood Design and features materials such as limestone, stainless steel, and glass. Interior enhancements include crystal-inspired chandeliers, terrazzo flooring, flexible lounge seating, a new bar area, heated pedestrian paths outside, an outdoor patio space, expanded pre- and post-show areas for events, as well as improved drop-off access for visitors. Construction will take place alongside ongoing shows at Shea’s with completion expected by late 2027.
Funding comes from several state agencies: $7.5 million from the New York Power Authority (NYPA), which is its largest award under its Power Proceeds program; $5 million from the New York State Council on the Arts; another $5 million through the Dormitory Authority of the State of New York (DASNY); and $1 million from Empire State Development’s Regional Council Capital Fund. These investments are part of broader efforts to support cultural landmarks that drive tourism and economic growth.
“Shea’s is one of Buffalo’s great civic treasures,” said Brian Higgins, President & CEO of Shea’s Performing Arts Center. “For a century, Shea’s has been a place that brings people together… The Governor’s investment is what makes this transformational project possible.”
Other officials also voiced their support for the project. Justin E. Driscoll of NYPA said that “this transformational expansion will ensure that the theatre can better serve audiences with improved accessibility.” Erika Mallin from NYSCA called Shea’s “a landmark institution” that enriches Western New York beyond its productions.
The expansion coincides with Shea’s centennial anniversary this year. Originally opened in 1926 as an elaborate movie house designed after European opera houses—and listed on the National Registry of Historic Places—Shea’s now operates as a three-theatre campus hosting over 350,000 patrons annually for Broadway musicals and other performances.
Looking ahead, thanks to recent tax credit programs supported by Governor Hochul—including incentives for upstate theatrical productions—Shea’s plans to host technical rehearsals for two national Broadway tours next season.
